Exquisite Rentals is dedicated to providing our distinctive clientele with the highest level of comfort, service and luxury with each exquisite rental. Each rental unit in our program shall meet the minimum requirements and standard of luxury for our clients to be accepted into our Luxury Corporate & Rental Program. We are proud of our exquisite rental properties and take pride in maintaining them in a personal manner, as if we were the owners. Our goal is to improve and maintain each property, while providing a steady stream of income to each member of our rental program.
Commission: Exquisite Rentals commission structure is based on the duration of the lease. Additional expenses and taxes may apply. Exquisite Rentals will cooperate and compensate other Realtors, Real Estate Agents and Brokers from our commission. In order to provide exquisite service and maintain our high level of service to our clients, we have designed a commission structure that compensates all parties involved with our intense international and national marketing, and to compensate our associates for the time intensive servicing of our luxury rentals.
All properties and listings are shown personally by one of our licensed real estate associates, with an appointment or permission from the tenant if occupied. It is our company policy that an Exquisite Rentals licensed real estate agent be present at all showings and appointments.
Property Introduction & Exit Walkthrough– An Exquisite Rentals agent shall perform a personal introduction to the property, and inspection of the rental before occupancy and after the vacating of the premises by the tenant. An inspection will ensure that no observable damage has been done to the property and in the event excess wear and tear or damage has occurred repair / replacement costs shall be deducted from the tenant’s security deposit. Normal wear and tear or costs to maintain the property will be expensed to the landlord; i.e. carpet cleaning and replacement of furniture, fixtures, and/or equipment that are no longer in working condition. Exquisite Rentals Management will assist in the coordination and execution of repairs to the property in the absence of or at the request of the Landlord. Exquisite Rentals recommends that the landlord obtain a renters and personal liability insurance policy to protect them against any unforeseen liabilities related to their rental property.
Cleaning Service – Units are professionally cleaned before and after each furnished luxury rental. The Tenant shall be charged an exit-cleaning fee for the service. Cleaning supplies may be provided or paid for by the Landlord to ensure that adequate supplies are available for the tenant and cleaning staff to maintain the premises and reduce wear and tear to the premises. If the property is to be used by the Landlord or cleaning is needed prior to an exquisite rental, an exit-cleaning fee may be expensed to the Landlord to ensure that the premises are in immaculate condition prior to a tenant’s occupancy. For unfurnished rentals, the Landlord may be expensed for cleaning of premises prior to occupancy or subsequent to expiration of lease. A $100 to $200 cleaning fee shall be charged to the tenant for short-term rentals. Also, routine maintenance such as A/C filters, light bulb replacement and cleaning shall be an additional charge and paid by the Landlord, and overseen in most cases by an agent. For units entering our rental program for the first time, or after repairs and construction, a cleaning fee shall be paid by the Landlord to ensure and guarantee our professional standards. Cleaning fees may vary depending scope of work and time.
Services NOT Provided
Construction and Hurricane Planning – Exquisite Rentals provides rental management services only, not major repairs or construction services. These responsibilities rest with your condominium association and the management company that they contract with to maintain your unit and common areas, or with a contractor, designer, or architect for renovations and remodeling.
With respect to hurricane planning, your condominium association should be contacted both prior to an impending hurricane, and to assess damages sustained after the hurricane has passed.
If Exquisite Rentals is to assist you with minor repairs after a hurricane, or due to any other event, then these services must be either prepaid, or taken from funds held in escrow for your property if available, or contracted directly with the contractor. Major repairs, maintenance, and pre-hurricane planning should be coordinated together with your condominium association and its property management company.
*Transient Rental Taxes – Local and State imposed taxes are collected from tenant prior to occupancy of property as additional rent and shall be due The Florida Department of Revenue, Dade County, and other City taxing authorities. Transient rental taxes are paid by the Tenant on leases of 6 months or less and are added to the gross lease amount of rent and paid to the Landlord directly to submit. Landlords must remit taxes and sign a Rental Tax Collection Authorization form as specified by the state, and register and receive tax certificates from the appropriate authorities. Exquisite Rentals does not collect or submit taxes for transient or short-terms taxes, and does not rent for periods of 6 months of less, nor in areas or communities where short term rentals are prohibited.
